Selling - Through the buyer's eyes

One of the most important things a seller can do is put him/herself in the shoes of the buyer.  Think about what a buyer wants to see in a property before taking the leap to purchase.

Exterior
How does the overall outside of the property present? Are the garden and the landscaping well maintained? Are there dead plants or weeds? Should you do some paint touch ups? Are there cracks in the exterior of the home? Are the patios and outside sitting areas clean? Missing tiles, leaky roofs? All of these things are noticed by potential buyers and can make a big difference through the buyer’s eyes.

Carpeting/Walls/Ceilings
Is all of the paint in your house up to par? Do the walls or ceilings have stains or cracks? In what condition are your carpets? Are there any bad odors in the home?

Kitchen
In what state do you find your kitchen appliances, cabinets, countertops? Outdated or in good condition? Is the grout in your tile clean? Sink stained or chipped? Need repairs?

Bathroom
Take a close look at your toilets, links, shower doors, tubs, floors, vanities, mirrors to make sure all are in good condition.  Do the faucets function properly? Do the sinks drain well?

Living Room
Ask yourself the following questions: are curtains, blinds, shutters in good working condition? Do the windows or sliding glass doors open and close with ease? Are any screens bent? Do the locks work?  Do the doors close tightly or do they sag or stick? Is the paint or wallpaper in good condition?

Garage
Is your garage organized enough to fit a car or two? How is the lighting? Did you sweep the floor? Can you spot oil stains on the concrete?
